5 Questions to Ask a Home Seller About an HVAC System
Buying a house is an exciting time, and there is a lot to think about. When you are going to see a house, one thing that you want to do is find out about the HVAC system. Since it’s one of the most expensive systems in the house, you want to know that it’s in good working order and that it’s been well maintained. Below are five questions that you want to ask the seller so that you know what to expect.
How Old’s the System?
The first thing that you want to know is how old the system is in the home you’re buying. Even though the life of the system can be extended with proper upkeep, most of the systems have a lifespan of anywhere from 10 to 15 years. When you have to replace this system, it’s going to cost a lot of money. So you want to know this going in.
What Kind of Units/System Does the Home Have?
Does it have forced heat and central air? Does it have separate heating and air conditioning units? Each unit or system might need separate upkeep and have different expenses. So it’s important to know this head of time.
Can I See the Most Recent Service Documentation?
You don’t want to take the seller’s word for it when the system was last serviced, so make sure that they’re willing to show you documentation of the service dates. You also want to know how regularly the units were serviced. You want to know whether they serviced it right before they put it up for sale or if the system was regularly upkept and maintained. It’s also important to know whether the technicians have noticed any potential problems or problems and if they’ve been resolved.
How Much Do You Pay Monthly for Heating and Cooling?
You want to know how much you can expect to pay each month when you are considering a house. Along with letting you know if you’re able to afford them, the bill also might tell you if there are other problems with your potential home, such as issues with the system or with insulation.
Does the System Come with a Transferable Warranty?
It’s important for you to know whether there’s a warranty for the system as well as any stipulations. Is the warranty going to transfer to you? What’s covered by the warranty? If you’re told there’s a warranty, make sure you get documentation.
These are the questions that you want to ask your seller. They’ll let you know something about the health of the system and whether it’s going to cost you more than it’s worth. Want a new system for your home? Call us and let us show you what we can do for you!
